What does a mechanical superintendent make in 2026?

Commercial mechanical superintendent base salaries in 2026 range from $115,000 to $195,000 nationally, with total comp (base + bonus + truck) landing between $130,000 and $240,000. General superintendents overseeing multi-project portfolios routinely clear $250K all-in. BLS OEWS anchors this occupation at first-line construction supervisors ($76,760 national median, May 2023), but that number captures the full trades population — commercial mechanical supers sit well above the anchor.

What separates a $130K super from a $200K+ super?

Five levers, in order of weight:

  1. Project sector. Data center, semiconductor fab, and biotech projects pay 15–25% more than standard commercial. Contractors who staff these projects with the same supers who ran an office fit-out are underpaying — and losing them within 12 months.
  2. Project size. A super running one $6M scope makes $125K–$145K. A super running two concurrent $10M scopes or one $20M scope makes $160K–$190K.
  3. Metro. See the table above. A 1.35× multiplier separates Houston from the Bay Area for the same résumé.
  4. Certifications and safety record. OSHA 500 (as opposed to 30), medical gas installer certification for healthcare, and a clean multi-year safety record each move the number.
  5. General superintendent step. Once a super is coordinating 2+ direct-report supers and 40+ tradespeople across a portfolio, the title and comp shift to General Superintendent — typically $170K–$230K base.

What does the total package look like?

  • Bonus: 10–15% of base, tied to project margin, safety incidents, and schedule.
  • Vehicle: Company truck with fuel card, or $700–$1,100/month allowance.
  • Phone, laptop, PPE: Fully covered.
  • Per diem: $75–$140/day when traveling to out-of-metro projects.
  • Truck upgrade: Senior supers negotiate a 3/4-ton crew cab; junior supers get a 1/2-ton.
  • LTI/phantom equity: Appears at $100M+ revenue employee-owned or PE-backed contractors. 0.5%–2.0% phantom stake vesting over 4–5 years.
