What moves a Controls / BAS PM to the top of range

Platform stack breadth
Multi-platform (Tridium/Niagara + Distech + JCI + Siemens) commands $10–15k over single-vendor PMs.
Vertical integration depth
Analytics/FDD, cybersecurity hardening, and integration with EMS/BMS lifts the top of range 8–12%.
Book size + margin ownership
PMs running $8M+ in controls revenue with margin accountability clear P75. Coordinator-style PMs cap near P50.
Owner-direct vs. sub work
Owner-direct portfolios (hospitals, universities, campuses) pay above sub-to-mechanical portfolios at the same scope.

Bonus, sign-on, vehicle & LTI norms
